@GenXmillionaire @dividendology It’s bullshit it’s even legal but that tax impacts thousands of people per year at most. The average dummy is never sniffing paying a penny of that tax.

I did it, it isn’t bad, but it isn’t great either. I’m planning to sell 6-9 months prior to the 121 exclusion going away for me now. My main issue is the one I rent is in an HOA that I don’t feel great about. It’s not enough gain to 1031 and I prefer the gain sit in an etf. The etf won’t call with a broken toilet.

@MarketPalmer_ Yes plus max out employer match. Yes, that’s a flex. $69,000 in 2024. $70,000 in 2025. Can’t wait until I’m 50 and can add more. I’m looking forward to saddling my kids with the tax bill on that.

Does anyone believe property managers when they say they can’t post journal entries to prior periods? So last years depreciation is in this years PL and I’m just supposed to accept that. Nice accounting system.
