In this month's Missing Middle Newsletter: I wrote about why developers should consider building at missing middle housing. Also, there's a meet up on August 19 and a multiplex panel on August 22. Check it out: @GetBuildstack @ChrisSpoke @madisoncheeatow

Multiplexes are going to help reshape Toronto for the better, delivering large, family-size homes in neighbourhoods with the parks, schools and libraries that families want to live close to. Thanks for sharing this project, @MattGonsalvesTO!
🌟Celebrating a Big Win: Building a Better Future for Toronto’s Housing Stock🌟 We’re thrilled to share a unique project that represents a significant step forward for Toronto’s housing landscape—and a triple win for everyone involved! 🏡 For the City of Toronto: Transforming a dated single-family home into modern housing for four families contributes to a more inclusive and sustainable urban future. 💼 For the Builder/Developer: A remarkable project delivering a great return on equity while creating high-quality homes in the heart of the city. 💪 For Foremost Financial: The opportunity to help solve the region’s housing crisis by providing the financial support to make it happen. Our client acquired a detached home on a 25 ft. by 120 ft. lot in Downtown Toronto. With approved plans, they’ll replace it with: - A triplex, with each unit offering ~1,800 sq. ft., a basement, three floors above grade, and a rooftop terrace with stunning Toronto skyline views. -A garden suite of ~1,000 sq. ft., providing additional family-oriented accommodation. Foremost Financial proudly provided the funding to discharge the land loan, finance 100% of the hard construction costs, and support an interest reserve. Projects like this remind us why we do what we do—creating opportunities and enabling solutions for our city’s housing needs. Let’s keep building a better Toronto, one project at a time! 🚀

@beheshtialex I think you're overreading the case against this - I didn't see Sean (and I certainly didn't suggest) that it should be illegal for Carney to run. I just think it's incredibly irresponsible of him and damaging to Canada's future monetary policy.

@beheshtialex This is exactly the problem. Yes, Stephen Harper thought the norm was strong enough. Now Pierre won't. Sure, he has the right to do this. But the damage he is doing is incredible, and maybe it's about time our public servants think more about their *responsibilities*.

@beheshtialex In an ideal world, public service is as non-partisan as possible, but most jobs weren't established as an explicit independent counter-weight to partisan influence. The Bank of Canada's only job is to be non-partisan (and credible at economics).

1) It's easy to identify the sideshows; harder to identify the bad actors that are trying to exploit the voting system. 2) Even if you can identify and remove all the bad registrations, that's time and energy wasted in an urgent and important leadership race. Embarrassing.
The Liberal Party of Canada is aware of these ridiculous, fraudulent registration attempts. The national Party Secretary has the ability to remove registrants from our lists, and will be removing these fraudulent profiles well in advance of any leadership vote.

Adding my own - if we aren't getting rid of Development Charges entirely, then align DC exemptions (currently hard cap on 4 units) with the basic per lot zoning. Phase out gently or drop entirely from the 5th unit to get more family-sized buildings in neighbourhoods!
