Garages like this are great locations to either build houses from scratch or build over them with flats. Usually, they are full of junk though and land assembly is likely going to be a nightmare. There must be thousands of setups exactly like this up & down the country though!

Every time a new 30dph urban extension is approved we please basically no one. Double it, create viable services amd facilities and save on the countryside. All plans should request a density of 60dph unless evidence suggests otherwise.

Furthermore reservoirs are great for biodiversity. This one in Essex can produce enough water for 750k people in wet years whilst also being a wetland site of international importance for wildfowl. Up to 40,000 ducks, swans & geese visit each year.

I was told I was 'too young' for a role recently. I think this is very disappointing to hear at nearly 35. I wouldnt even consider myself that young but the fact of the matter is that this is part of the reason we don't have fair representation of various groups in urban planning

We urgently need to look at new sustainable settlements as a key way to deliver new homes. Find me just one new edge of town estate that's not car dependant? There are none. We bake in car dependency through Local Plan decisions. There is a distinct lack of vision in allocations.

@KwajoHousing Without any view on the ethics of being a landlord, they rent out homes. They aren't hoarding empty homes they are let out to people who need homes. The issues are just there isn't a sufficient supply of new homes of any tenure & the quality of those available.
