Because I am alongside being a seagull in a builder helmet I am also a private investigator I found out where the application is & its genuinely unbelievable how the design became this poor. The best case study for poor design I've seen in a while. Thank you

Garages like this are great locations to either build houses from scratch or build over them with flats. Usually, they are full of junk though and land assembly is likely going to be a nightmare. There must be thousands of setups exactly like this up & down the country though!

Every time a new 30dph urban extension is approved we please basically no one. Double it, create viable services amd facilities and save on the countryside. All plans should request a density of 60dph unless evidence suggests otherwise.

The green belt isn't under threat. I is the threat. It grew yet again. This time by enough land to house over 65,000 people at even suburban densities in just 1 year.
We need to stop the romanticisation of the most flaw policy we have. It doesn't even do what it says on the tin.

These documents are always full of low density sprawl. Can we start to looking at properly design walkable new towns now please instead of car dependant, generic guff? Doesn't matter if its a new town or urbam extension, the key is sufficient density.
The delivery of large-scale new communities can be a colossal & complex task.
Success depends on robust programme management so developments can be holistically planned & delivered.

This one in Essex can produce enough water for 750k people in wet years whilst also being a wetland site of international importance for wildfowl. Up to 40,000 ducks, swans & geese visit each year.

Head of Policy at Shelter doesn't understand how people become homeless or what usually pays for social homes to be built.
I'm sorry but this isn't good enough. Planning reform to get billion pound companies to build luxury developments WILL NOT help low income families out of homelessness. These are EXACTLY the same policies that Cons have tried since 2010. The ONLY answer is to build social homes.

It's beyond the joke that the already very limited supply of housing was ever stopped due to this. Houses are not the issue it's almost exclusively agricultural activities including animal waste run off into rivers.

It's actually quite surprising how many people by a random piece of land with no planning knowledge at all and contact me asking if they can build a house on it. Why would you spend north of 100,000 pounds on a piece of land and not spend a few thousand getting an assessment 1st?

I was told I was 'too young' for a role recently. I think this is very disappointing to hear at nearly 35. I wouldnt even consider myself that young but the fact of the matter is that this is part of the reason we don't have fair representation of various groups in urban planning

You are correct that 15MC won't & don't include all employment options however the concept should include sustainable travel beyond the locality. Its not really meant to be viewed as 15 min cells in isolation, its more a soundbyte. If it helps create better mixed use areas, good?

There is certainly room for improvement but actually both cities do a much better job than places with endless sprawl or that do nothing at all.

We urgently need to look at new sustainable settlements as a key way to deliver new homes. Find me just one new edge of town estate that's not car dependant? There are none. We bake in car dependency through Local Plan decisions. There is a distinct lack of vision in allocations.
Hopefully not all like this car centric, identikit, nature stripped, unsustainable fuckaboutery!

Without any view on the ethics of being a landlord, they rent out homes. They aren't hoarding empty homes they are let out to people who need homes. The issues are just there isn't a sufficient supply of new homes of any tenure & the quality of those available.
