Closed on a $10m building sale this week. In a year like this, it’s nice to have a good win every now and then. 120,000 SF, heavy power, 1960’s vintage. Why only $83/SF? Was 16’ clear warehouse and had large mezzanine office. Regardless, glad to get it done!

One thing my senior partner has taught me that has proven invaluable is reading the previous lease when working a renewal. Seems like a no brainer right? You’d be shocked at what the TRep & even the Tenant forget/miss from the original lease. Read leases!!

We have a listing for an 8 acre IOS site. It’s in the middle of an industrial park with large tenants nearby. We’ve had great activity on it. The owner told us this week the city is pushing back on allowing that use… It’s zoned industrial.

Interesting results. Case Study: A 1.3M SF tenant in DFW chose a location that was $1.30/SF more than another location because of labor. $1.3M a year to be closer to better labor. Logistically speaking, the other location was not in a bad spot.

6) Reshoring Of all the jobs created from reshoring in the last 10 years, 85% of those jobs were generated in the last 2 years. Massive semiconductor plants in TX (TI, Samsung) are leading the way. High-tech manufacturing will be the next wave. Mexico will benefit greatly.

I have 0 problem working renewals with TRep brokers on the other side. I prefer it, actually. Helps educate the tenant and hopefully they understand the market. I do have a problem with TReps that parachute in last minute when the deal is negotiated to collect 4.5% of the fee.

@NNN_Industrial Not very often. But there are a few. Yes, it absolutely impacts the likelihood. I always send off market opportunities to groups that offer this. Why wouldn’t you? Same for groups that offer to pay brokers acquisition fees.
