The City of Port Angeles has released a series of designs that are free, pre-approved, and range from studios to townhouses of 480sf to 2600sf. They also waive the building permit fees to encourage uptake and affordability. Go Port Angeles! This is the way.

In 2019, we bent, twisted, contorted the zoning bylaws to build this gorgeous multi-generational home where the grand parents/kids swap when the grand kids reach a certain age. These types of homes keep the character(s) of the neighbourhood and facilitate long term community 🥳

In Victoria, if your drive yourself to work, you are in the minority (44%). The majority of residents bus, walk, or bike. Advocating for slower and safer streets for pedestrians and cyclists is not a shadow cabal, it’s the majority of the population and it’s healthy.

Just signed a $4.5m construction loan at 68% LTC and an effective rate of 6.45% 🤢 If it didn't take 1129 days to rezone, our rate would have been 2.85% and 80% LTC which would have meant a lower ROR for the lender which would have translated into lower prices for buyers. Lame.

In 2020 we finished this 27 unit rental building. Final #'s Hard Cost: $5.3m Interest: $247k Equity: $2.27m If Built Today: Hard Cost: $8.4m (+59%) Interest: $1.1m (+345%) Equity: $3.8m (+67%) That's why rents are going up.

This is our humble Victoria, BC and the mobility network that have been built. IIRC we are one of two cities in Canada that most trips are completely by bike, bus, walk. What is amazing to me is that amazing feat is accomplished with such little allocation of the street network.
