So a 🏠 didn’t appraise. Buyers now have cold feet. Don’t have the money to make up the difference nor do they want to from the sounds of it. Lawyers involved. Buyers want a price abatement or they are going to walk. Lawsuits on the horizon. Real estate always go up they say.

I think the issue with the BoC hike today isn't the rate because over history we have seen higher. The issue is the huge mortgages that people took on after being told rates weren't going anywhere and when rates were high, people weren't carrying 750K in DEBT on a mortgage or ⬆️
People will one day owe more than their home is worth in this market when it corrects. It’s coming. If the market even corrected 20 percent it would wipe out everyone’s equity !

Listing on market 16 days - not holding offers - offer comes in at 96% of asking. Seller says I'm not even entertaining that. I will wait. What are you waiting for? 90% Some of these sellers need a wake up call.
If sellers hold offers and don’t sell - what makes them think relisting higher is the answer? I don’t understand this. If a car on the lot doesn’t sell for an advertised price, let’s price it higher and it will sell. 🤦🏼♀️🤷🏼♀️😂. Tough conversations need to be had.
