How cool is this. Emptying out my parents home found the paperwork. They paid 15,170 with a mortgage at 6.5% … from 1964 1989. $101.62/mo. 🤍🤍

So a 🏠 didn’t appraise. Buyers now have cold feet. Don’t have the money to make up the difference nor do they want to from the sounds of it. Lawyers involved. Buyers want a price abatement or they are going to walk. Lawsuits on the horizon. Real estate always go up they say.

I think the issue with the BoC hike today isn't the rate because over history we have seen higher. The issue is the huge mortgages that people took on after being told rates weren't going anywhere and when rates were high, people weren't carrying 750K in DEBT on a mortgage or ⬆️

A past client wanted to borrow against their home and buy another home for investment because “everyone is doing it”. When I explained the market to them and where it was going, they listened but didn’t say anything”. Fast fwd. to yesterday, “we should have listened to you”

Just left BMO. Went to close my account. It was not a lot of money. It just sits there so said give me a Money Order it’s fine and I will take it to my Other bank. They said $9.95. I said I’m not paying that. Just give me cash then. Oh you can’t get it until Tuesday then.

I think we are stuck between a rock and hard place now. If rates go down, prices go up and we start the game all over again. If rates go up, people will lose their homes and prices will fall because no one qualifies. Truly there is no winning in either scenario 🤷🏼‍♀️

The tide is turning - market is flooded with inventory. Buyers finally done with the nonsense of bidding wars. Price adjustments coming in weekly. Price adjustments eases the pain for sellers instead of Price Reduction. The next six to eight months will be very telling. ⚠️

If sellers hold offers and don’t sell - what makes them think relisting higher is the answer? I don’t understand this. If a car on the lot doesn’t sell for an advertised price, let’s price it higher and it will sell. 🤦🏼‍♀️🤷🏼‍♀️😂. Tough conversations need to be had.

I feel bad for the young people. How the heck can they pay these prices? My heart breaks for them. What are we doing? I want to help them make their dreams a reality but at what cost. As a Mom and a Grandmother it really bothers me.
