🚨 AZ Housing Ahead: 🚨 Bills SB 1172 & SB 1173 propose delaying evictions, while SB 1177 repeals the ban on rent control, allowing local caps on rent increases. These policies aim to help renters but ignore the financial strain on small landlords—65%+ of housing providers. With insurance up 50% in the past year and rising costs for repairs, taxes, and utilities, capping income while expenses soar is unsustainable. Small landlords with mortgages can’t absorb these hits. The result? They’re forced to sell, and corporate investors step in, consolidating the market and driving long-term affordability issues. @GovernorHobbs We built half of what we normally do in a decade. What we are building is luxury apartments. Phoenix built 48,000 units and only 4600 of them were affordable. We need to look at our local officials and what they’re approving.
