I'm once again impressed with the results of $HITI for this quarter.
Strong FCF. Growth in ELITE memberships. Top line up 5% YoY Down (3%) Sequential - not bad for the macro.
Glad the stock was down today - picked up some more.

My solution was to just go for it on a townhome. A fixed payment on a personal residence is a long term win against inflation that can generally be refinanced down if rates drop. If I'd done it a few years ago I'd have missed multiple rent increases and have equity as well.

$HITI is almost back to $2.00 per share.
I'm at 2900 shares. Just based on the FCF this is a good price. It's quite low for a business with solid growth ahead.
