Troubles in housing market are only starting - tightening into a slowing economy brings this effect reliably.
And it's nowhere near the end thanks to the coming balance sheet reduction taking center stage over quarters to come.
There will be one more opportunity to refinance.

All the indicators I look at, tell a story of a finely floating ship that's in some corners (housing, manufacturing etc) taking water, but that's it.

I keep my bearish MT SPX bias but today is an undeniably bullish improvement in posture (bonds).

Economic reality is starting to come in - yesterday's disastrous manufacturing data, now housing starts.
It's in the shipments, and orders - meaning more to come.
Manufacturing recession which I described as unavoidable months ago, is knocking on the door.
