But who actually holds the power? 🧵 Let’s break it down: 1️⃣ The Fed controls short-term rates, but mortgage rates track the 10-year Treasury yield more closely. 2️⃣ Presidents can apply pressure, but they don’t set monetary policy—unless they change the Fed’s leadership. 3️⃣ Fiscal policy (government spending & tax cuts) can influence inflation, which forces the Fed’s hand. Bottom line: The Fed is “independent”… but politics always finds a way in. Would mortgage rates be lower if political pressure worked?
@WatcherGuru Every president wants lower interest rates. The real question: Does the Fed listen? If executive orders could move rates, we’d all have 2% mortgages again. But the Fed holds the cards—unless policy pressure changes the game.

The Fed doesn’t set mortgage rates directly, but it influences them. When the Fed raises interest rates, it makes borrowing more expensive across the board—including for banks and lenders. That pushes mortgage rates higher. The 10-year Treasury yield is also a big factor—mortgage rates tend to move in the same direction. Short version: Higher Fed rates → Higher borrowing costs → Higher mortgage rates.
