Buddy of mine and I bought these 6 acres to develop right now its 2 homes that provide us with some rental income, but the area is booming Clovis,CA Loma Vista area. The plan was to develop ,but now we might end up selling and moving on to smaller projects.

We have leased out another 4 spaces in this center. One of the spaces was a full built out dentist office that we were able to get a long term lease to a local dentist. Very happy with the first 6 months of ownership on this property. I learned alot in the process.

Purchase price: $750,000 -2 acre parcel that we split into 2 1 acre parcels. -Got entitlements for a carwash on 1 acre and a gas station with qsr drive thru on the other. -Cost of entitlements and plans for gas station: $150,000. -Sold (2 separate buyers): Carwash : $1,000,000

Officially signed our first new tenant at our building in san marcos. 3 more tenants are in the final stages of negotiations, so hopefully, we lock those up within the next 2-3 weeks. I am excited about the future of this building.

Decided that after this year ends I'm done investing in California realestate. It's just so annoying dealing with CA as a developer I been battling projects to be done for over a year with no end in site. Going to look into 1 or 2 states to be my main investment spots.

Going to look at 10 acres I just put into escrow. Plan is to get a tentative map on it for roughly 46-48 home lots (6000sqft) and flip it to a builder. Purchase price: 300,000 Entitlements: 50,000 Future price : 850k-1.1m (Paper lot price range 18-25k) Hold period: 8-18 months

Supposed 2 close on 2 Major escrows in the next 30 days that will give me appx $1m in capital to spend on a new deal. I reverse 1031 exchanged so this 1m is tax free. 300k need to go towards another deal but ill have 700 to play with send me deals. lookin to buy for 2-2.5m

Update: we have been getting bids for various things we're fixing in the property. We hired a great leasing company, and within the first 2 weeks on the market, we have 1 solid loi and 3 more coming with a ton of interest. Everything from restaurants to daycare.

Does anyone have info on cell tower leases? We have a couple cell towers in our building, and we have been offered an loi at a 5 cap, which seems to be good in my opinion with a 50/50 split on any future new leases.

@HealthcareREguy my friend owns 4 pet hospitals hes not even a vet. he says the biggest headache is finding vets, hes looking to sell all 4 locations right now to the current vets of each. hes selling for 2.5X the revenue no realestate. i think hes too selling low.

@GANGSTERTWITCH @m0E_tv I have 2 partners on this. I have been doing commercial realestate since 2016. Alot of the money I made back then was from sponsors for skin sites and gambling sites. I still make an income now a days for slots all though alot less now the money I made back then was mainly btc.

@ibie43 I have had an appraiser under value my property on purpose because he didn't believe we had it leased. Even tho we showed him a valid lease with income and the tenant was already in there paying and put 80k into their build out(commercial) i side with the home owner on this

@jdawwwg5 100% we have a plan but as of now after expenses the property makes roughly 25k a month meaning we have to cover the 15k difference till we have this thing leaseds a bit more. We have a solid plan to get occupancy back up to around 85%

@CarolWalshReal1 @EllliotttB As an investor in the central valley I can tell you I dnt see downtown fresno ever rebounding. Too much damage has been done no one wants to live near there. Only thing keeping some business alive is the work force there but even that's probably not going to last.

@TylerPurcell24 My buddy owns a successful one in town. They net about 750k a year. They have laser tag and an arcade. They also have party rooms for birthdays. They also have a full restaurant kitchen that serves very easy to do cheap food.Having all of these together is the formula.

@jdawwwg5 Biggest challenge so far I would say is having the right property management structure. We hired an in-house person to oversee the property management company as well as the leasing company. Makes things alot easier and we meet once every 2 weeks.

@BetterPitchGuy This is going to be one the biggest steals of modern times. Faze clan can generate revenues in the 100s of millions a year relatively easy with the influences they have. As long as they don't make the same mistakes with expenses I think they can be valued close to 1b in 3 years

@NNNIncome @gas_biz Tenant is fairly new. Currently has 4 other gas stations so our cap rate will be most like in the 6 range and we are waiting on bids but construction should be somewhere in the 3.5-4m range with a kick back for fuel contract from oil company.

@jchal I mean all the vc money came in and bought everything out,and they get good enough returns for their investors so I don't see them going away anytime soon. And the number 1 carwash company (mister)only owns 3% of the market share.

@maxfisherRE I mean I just got a jumbo loan for my new custom home at 5.5% when we started building April of 2021 the rates it's up a little I think this rates is equal to some friends of mine who got 5.5% in 2019.

@TylerPurcell24 Ya they have another location that's bigger but brings in 400k net so location matters. The cost of starting one of these all in is roughly 3m give or take sizable investment. I would only do one if I owned the building.

@gas_biz I sold a sizable amount of btc November of last year at 27k each. The investment I made actually is currently out performing the btc gains I would had by a little, but it was an insane real estate deal I had to jump on. That's the only time I sell btc.
