Great reminder. When you first get in the Firehouse you are always worried about taking sick days or vacation. I always tell the young guys the department has been here before you and it will be here after you. If you don’t show up to work the department keeps on moving.

what your goals are. Unpopular opinion but I feel credit score is somewhat overrated. It helps when buying a primary resident and maybe a car. Other than that cash flow and available capital is more useful when it comes to investing.

What is shortsighted is thinking that home ownership benefits are only for your primary residence. Why not invest in cash flowing real estate and live in an area you want for less the cost of owning.

Helped a friend get started in remote investing. She just went under contract with a property. I think the listing agent may have cost the seller around 10-15k with the terrible looking listing photos.

I think it's a good plan. No real wrong way. Just a matter of comfort level and where you are in your journey and what the end goal is. If having the biggest possible portfolio maybe not the best plan. If they want greater current cash flow it is a good plan IMO.
One of the main reasons most people don’t get started in Real Estate Investing is that you have so many great strategies ( short term, mid term, long term, commercial, multi family, syndications etc)
VERY HARD to focus and pick one to get started.

I think the same reason a lot of fix-n-flippers don't have rental portfolios in the beginning. You get caught up in the big paydays. Holding as a rental is a slow process and doesn't move the needle enough. Some realize at some point that it's good to hold at some point

Talking to a friend yesterday about how he got into RE. He said when in college living with 10 other people the landlord would pick up the rent every month. When he had to move and find a new place to rent it was the same landlord that would pick up the rent. I want to be him.
Had a few people reach out to me to discuss my out-of-state investing journey. What I realize is that many don’t give themselves enough credit for what they are already doing. Just starting and having a rental property is more than most can say.
Just got my Realtor License in June 2022. Just got my 1st listing in escrow. 1 day on market 2 over asking offers. Market is definitely normalizing but if priced right Honolulu market is still moving along.
