@MacroAlf This graph is dating back to 1989 of the average US mortgage rates. Historically speaking, 5-7% rates have been very normal and anything lower is abnormal. The only strategy to purchase a home with a sub 5% rate is through a loan assumption or seller carry.

@realEstateTrent Homes values go up with yearly inflation + eventually mortgage rates will get cut and real estate prices will push higher. This is one reason why the gap between the middle class and wealthy will grow in the next 10 years like never before. Many will forever rent and never own.
