Tower Time! Zoning permits were issued today for a 45-story addition on top of the CVS at 19th & Chestnut. This 500+ foot tower will add to the density and excitement in the area, with 213 units and 64 parking spaces. How are you liking the look? Design by CBP Architects.

It's on! A 468-unit tower which will rise next to the Health Center at Broad & Lombard. A zoning permit was just issued to combine the various properties, leading the way to this getting started. There are also rumors of a planned Whole Foods. What do you think?

A 14-unit, senior-focused apartment called the Weiler is proposed in Chestnut Hill. This would wrap around the Detweiler House (built in 1760) and would also add surface parking. To be presented at the upcoming Arch. Comm. meeting. Design is from Morrissey.

Zoning permits were issued to clear five non-heritage trees for the construction of a 363-unit residential tower. Called "The Mark Philadelphia," this apartment complex near 36th & Chestnut will rise ~400' into the West Philly skyline and is slated to open in Fall 2025.

Per @whyy , Avenue of the Arts will get a $100-million refresh. New raised medians with plantings and additional pedestrian improvements will line the blocks between City Hall and Washington Ave. This won't replace the loss of UArts, but is a positive step. Design by Gensler/OJB.

A Man Full of Trouble to return? Zoning permits were issued yesterday for 127-29 Spruce St., which was built in 1759 (!) and closed in 1996. Plans call for an eating/drinking spot on the ground floor. This would be an awesome addition to the area near Spruce Street Harbor Park.

A zoning permit was issued for a 73-unit conversion of the Willow Steam Plant in Callowhill. Originally slated to have two commercial spaces, this residential-only project will see this building used for the first time in fifty years. This is also close to the expanded Rail Park.

BREAKING: A seven-story, 55-unit mixed-use building is proposed at 1520-30 Washington Ave. This would include ground floor commercial and 77 parking spaces in both the basement and on the second floor. This still needs zoning relief but is an interesting approach here.

BREAKING: OCF Realty is proposing a two-building project at 1601 Washington Ave. that will rise 200' and bring nursery/greenhouse/office to the I-2 zoned parcel. This "7" story building has 25' ceiling heights and is a departure from old plans. Design is from Atrium Design Group.

Big news for the Chinatown Stitch - an announcement for $158 million in federal funding will take place today. The specifics for the cap are still being finalized, but this would reconnect Chinatown, while also providing green space, play areas, and traffic calming.

According to the @PHLBizJournal a 50-story project is getting started in Rittenhouse Square. Pearl Properties has plans for an addition that would rise 567', adding 183 units and 30K+ sqft of comm. space to Harper Square. Demo is slated to wrap up in September.

YOWIE Hotel looking damn good at 226 South St. after its opening last summer. Design-forward rooms and Wim Cafe on the ground floor serve as anchors for the east end of South Street, which has been/should be one of the best stretches in the entire region.

2nd & Callowhill is becoming something of a connecting point for three (yep!) neighborhoods. Currently a cleared lot, this could see a 397-unit building rise as Phase 2 of a huge complex. We need some pedestrian improvements/road diets here ASAP. Design is from Morris Adjmi.

New paint and a new sign just changed the Society Hill Hotel at 3rd & Chestnut in Old City (see image 2 from this summer). A 15 room hotel with a bar is coming to the long-time staple. The renovation is being handled by the founders of United By Blue. Check out that neon 😍

We're back on the Avenue of the Arts, where plans for a hotel were replaced with a proposal for a gleaming apartment tower. This surface lot could see well over 400 units (and only 30 underground parking spaces), along with a commercial space in the historic building next door.

The McDermott is getting its facade at Broad & Ridge. 20 units over commercial are coming to this spot right next to the BSL. This is covered by dark navy planks, looking a bit different than expected in renderings. Design is from Ambit, developed by PCG.

Zoning permits clear the path for 11 duplexes where the "poop building" was once proposed. After pushback on plans for a 76-unit apartment, a fecal sample study took place. The new permit subdivides the property, indicating that 22 new parking spaces will also be included.

2300 Market St. is in full swing, bringing a modern overbuild to some historic architecture. This will bring lab space right next to 2222 Market St., Morgan Lewis’ new corporate HQ. Could yet another lot bring us another contemporary addition to Center City?

Brick veneer going up at the Keystone at 5th & Callowhill. I had never seen this type of system, but I’m intrigued to see the end result. 220 residential units, seven floors. Design by Bernardon.

Brand-new renderings of the six-story, 35-unit proposal which would go up where three centuries-old buildings currently stand. The Historical Commission already OK'ed demo, now they get to weigh in on final approval. Design is from Landmark, who did the townhouses next door, too.

Zoning permits were issued today for the lot combination and construction of the 350-unit proposal at 40th & Market. 53 parking spaces, 170 bike spaces, and ground floor commercial are coming to this 12-story tower designed by CUBE 3.

At long last, the City-owned Logan Triangle parcel is out for RFP. This 35-acre property had severe foundation issues, leading to the area being fully cleared. But it appears that step one towards a new use is moving forward. What would you want to see?

196 units and a new Lidl are coming to the SW corner of Broad & Girard, at the site of the former CVS. Developed by Hightop Development, @CosciaMoosArch is handling the design duties here. This is going up directly next to two other projects in progress.

A zoning variance was issued just recently, clearing the way for this 157-unit project at Lehigh & Frankford. Underground parking for 59 cars and two ground floor commercial spaces will take the place of the old tire shop. Design from @Designblendz

Update: Another Big Step Towards 76 Place The master plan for the Sixers new arena proposal at 11th & Market is taking another step. A meeting with Chinatown DC is happening next week before a trip to CDR- a huge step in the process. We expect to get even more details then 🏀

134 units of mixed-income housing - along with a grocery store and public health center - are coming to the former Penn Fruit building next to the Frankford Transportation Center. The building was previously protected but was given hardship approval in 2020. Design is from Wulff.
